MILLION DOLLAR LISTING MARKETING if you searching this you're trying to get into the luxury real estate and you want to know how to find buyers for you know million-dollar homes anything over 1.5 million dollars that's what you're looking to know how to market because obviously you believe is going to be different than marketing just a cheap apartment or a two three bedroom on the wrong side of town if you know what I mean or something like that and you might be right or you couldn't be wrong so stay tuned watch this to the end and I'm going to show you exactly some things that you can do to market million dollar listing okay as you can see if you google million dollar listing marketing it hasn't been an update on this as like 2013 so it shows you many people do not know what to do that's why it's so very few successful luxury agents out there well today I'm going to tell you exactly what we do for our clients and what we've been doing for ourselves okay and uh this is definitely outdated like a lot of technology that's out now wasn't even around in 2013 so let me show you look at this one 2015 okay so depending on where you live in the United States or wherever them they are definitely searches definitely searches on Google so everybody's doing facebook ads everybody's doing Instagram as everybody's doing LinkedIn ads and all of that and that's fine and all of that stuff works but when it comes to marketing is kind of like sports or martial arts you want to have an offense you want to have a defense your offense is your outbound your outreach your your you know ads and what you're doing too reach out to people your defense is your positioning your branding your ability to be visible when people are actually searching for what you have okay the most powerful lead a lot of you guys are looking for leaves right most powerfully is one that seeks you and finds you there's nothing better than somebody calling you and telling you they research you and you're the person that they want to work with it's nothing better than alright trust me okay so let me give you some examples of your defense strategy how you want to position yourself this is definitely mandatory if you actually want to be successful with this a lot of people are going to tell you you're watching the the show million-dollar listing and all of this fantasy stuff where they just seem to get listings and bills out of Nowhere.
and then just end up talking to somebody it wants to buy it out of nowhere but they don't tell you how it happened okay well I'm gonna show you buy on the curtain I'm gonna show you how we're selling million dollar lists okay so let's just use we can use Los Angeles for this example for this thing yeah you know is very simple million dollar sale in Los Angeles all right so as you can see we have a few all right we have a few searches just case you guys don't know this tool just allowing me to see the searches is right here is called keywords everywhere you can download it free at the google chrome store it allows you to see approximately how many people are searching for a keyword in Google per month this is how you can scope your marketing campaigns and you can know that people are actually gonna see your rankings and stuff and start calling you and become a leads and buyers right all right so look yeah this one million dollar homes for sale in Los Angeles California same thing different variation CA then we have multi-million dollar homes for sale in Los Angeles okay and these are longtail keywords okay so you have to think of the intent behind it all right if a person is searching multi-million dollar homes for sale in Los Angeles there's a highly qualified lead that means they're not going to be a tiger kicker that means they're not willing to try to lowball you I mean they don't want to live in a specific side of town they know exactly what they want they want a multi-million dollar home okay so you want people leads that come in that are self explanatory because they're gonna book with you okay they're going to book with you if you can show up for listings coming for rankings like this okay and this is not very competitive you know a little bit of SEO or I have an SEO guy already and you live in Los Angeles I strongly suggest you come and take one of these top spots you can beat our Zillow you can you had a believing it's right then this is luxury homes in Beverly Hills okay all right we have mega mansions for sale in the California so you just want to show up at the top alright look at Los Angeles mansions for sale you want Google is a confession booth I'm not a Catholic or anything like that but Google is a confession booth all right and what I mean by that is they they suggest to you what people are searching so if you have no idea what people are searching is okay download this tool and like it Google shows you what people are searching all right so you wouldn't want to deal with small houses Los Angeles at all

these costs okay so SEO you can use this SEO I know a lot of people don't like that word but I'm going to use it anyway SEO is the art of ranking web properties at the top of Google I don't care if you do it with an article I don't care if you do it with a video and I'm pretty good with a press release or your website you need to do what you need to do to link at the top of Google right here for this search term multi-million dollar homes in Los Angeles okay for sale and break these down as well if you're in Los Angeles now what you want to do is if you're in a different city or something like that and you just adapt this to you know your city switch out the city but it's pretty much gonna be the same all right some condos are in the millions some well majority to mansions are in the millions all right and a lot of the luxury real estate are in a million so you just want to think of the richest neighborhoods in your city and you can literally just go like this bridges all right Beverly Park Belair States Hill section Amman beach upper lore'l Canyon alright so what we're gonna do is we're gonna open this up it's very self are six homes for sale and Beverly Park alibi look at it's a hundred and seventy searches per month so how do we know that these are gonna be million dollar huh how can we know for sure let's click on Zillow and see what's for sale was the one that verify and check look at this one the first one that pops up just got sold is 23 all ready to go you guys so it was 23 million dollars then we have this house for sale right here that's 1.6 okay so this one is 1.6 I think that's the same it would come down this one there's nine million dollars and stuff like that so as you can see our search was accurate all right I'm search was accurate so the first move you can make is determining which areas you want to get listings in if you already have listings then now you can just rank your site let's say you get you have listings in Beverly Park you just want to show up at the top of Google for homes for sale in Beverly Park as you can see is a hundred and seventy searches per month for homes for sale in Beverly Park so when a potential buyer comes and searches that and goes to your website right here if this was you let's say this was you they come here you the software has my computer around slow alright and then let's say you have a you know a couple of your listings on the site that they can just look at like like this for an example look at this three million 165 million all right 150 million I'm 29 110 97 all right so then you get a leak you get a phone call or you get a email opt-in and people are going to want to come out and you're gonna have to like set up a showing I guess right so this is one way that you can market your million-dollar listing is not isn't that hard at all like the same pretty much the same way you market your your your listings that's a smaller time also look at it luxury real estate Los Angeles that gives 1300 searches per month and remember we're just using you know luxury real estate as and things that I mean we're just using Los Angeles as an example if you don't have to be in Los Angeles this is literally in every freaking city alright this is the same thing in every city I promise okay so remember those keywords million dollar homes luxury real estate mansions mega mansions most expensive homes anything like that if you can show up at the top of Google for those type of searches then you're good you're gonna be getting a different type of lead you're not gonna get some two three-bedroom apartment I believe and a ghetto or anything like that these people are going to you're gonna get heavy commissions and you know what I'm talking about so the best way to increase your GCI for the year is not to do a million more deals you can do a lot more deals there's awesome better help but it's to do bigger deal the people that are selling over a billion dollars in real estate a year and everything like that they're going bigger deals they're not just on a gazillion deals all right they're doing bigger deals that's what you want to focus on it takes the same energy of a sale a mansion then it does a ghetto if I think about that the same energy you still have to talk to a buyer in the seller it's the same in it all right all right and the people with the most money to spend are easier to close than the ones that don't have as much money they're not as picky and they're more busy because of whatever business is that they're running that they got all that money from their hand on the net they usually send somebody else to go out and look for it and they just want to close as quick as possible as long as you can meet their standards all right in my experience all
